The Master Building Code of the Federal Republic of Germany states the following: „Installations in buildings and other facilities shall be planned, constructed, modified and serviced in such a way that public safety and order and in particular life, health and the natural environment that forms the basis for life, are not endangered.” According to DIN 31051, maintenance encompasses all measures that serve to retain and restore a device’s nominal condition or whose purpose is to determine and evaluate the current status of the technical equipment within a given system. Performing maintenance means carrying out measures that are intended to keep the technical equipment in a system in its nominal state. For fire dampers, this means that while a remote-controlled test can check functionality, it cannot determine whether all functions will be carried out under all circumstances and in every respect. Therefore, on-site tests are needed in order to determine if soiling or corrosion needs to be removed etc. For the reasons mentioned above, manufacturers of fire dampers should refrain from describing their products as being „maintenance-free,” because such a designation can easily be misinterpreted. In view of the crucial safety role played by fire dampers, it would make more sense to speak instead of valves that have no special maintenance protocols. Servicing should be carried out at the intervals prescribed by the applicable building codes.
